A short sale becomes more difficult when there is a second trust deed on the home because the second lien holder often receives little or no payment from the transaction. Since the primary lender is usually paid first, the second lender has less financial incentive to approve the deal.


This lack of recovery can make negotiations harder and may slow down or block the short sale process entirely.
